    Such a beautiful view from your unit...! The breathtaking view makes me xcited all over again.

    Btw, the young boss, Joshua, who is still in reservist till end of this month had instructed his staff to replace the blinds for me with the control rod on the left side next Friday.

    Has emailed his two other brothers' and their father's contact to you in case you want to check out their shop at Joo Chiat Road.

  12. Thankful that the curtains and blinds contractor is willing to replace the master bedroom toilet blinds so that the control rod could be repositioned to the left of the bay window instead of the right.

    I am looking for a good contractor who can do a wall height book cabinet with glass doors. Hope someone here can kindly recommend one.

I am in phase 1 and have collected my keys, my unit is the 2 bed room unit actually i find everything is very good but just that i feel as per my own measurements room size was much under unit size 883 sqf leh? any one can explain me abit or who feel the same way? although i know my measurement sure not accurate but just curiours

  14. Same. Very much expected. This Developer will also not give you the detail floor plan with measurements eventhough you make the request through your lawyer.

  19. If you do your own inspection make sure you apply for power, gas and water so you can test the aircon, oven, WC, tap, stove and etc.

  20. Agreed. after 2 pages of defects doubt it ends there! Guys may want to watch out for the door and window glass chipped/ cracks & partition wall hair line cracks... e.g @ST

    Good to read some postings with so much advice and tips from all of you. Was wondering why it was so quiet last few days on this blog:-)). I suppose everyone is busy planning/preparing for the move.


    Have not got the time to do detail inspection yet though notice things like hairline cracks on wall plaster and some tiles as well as some stains on kitchen floors and dining areas that could not be removed.

    For the total floor area, if I did not remember wrongly, i think the developer is given a small percentage of leeway. Not too sure what that figure is though.

  22. Got the same feeling between the impression of showroom and actual unit! Floor area measurement- understand these includes wall thicknes blah blah guess we need a professional surveyor to get it right!

  23. Hi All,
    I have submitted 5 pages of defective lists. It covers the following:-
    1) Unleveled floor tiles and skirting. ( can be seen or felt with your fingers by running across the lines)
    2) Chip/Crack/Staining on Floor tiles
    3) Hair lines crack on Walls
    4) Crack Toilet Floor tiles/wall tiles
    5) Timber flooring and Skirting - unleveled/hollow/rough surface / Poor finishing and polishing
    6) Doors with Rough / staining / poor finishing and polishing
    7) Wardrobes edges badly stained
    8) Gaps of door frames ( from floor to wood of door frame) were not sealed with sealant
    9) Kitchen basement gap not sealed with sealant
    10) Damaged kitchen cabinet (inside)
    11) Damaged door stopper
    12) Switches exposed crack (should be sealed with sealant)
    13) Deep crack lines in planters ( - turn on tap to run with water to see the crack clearly)
    Note: check hollowness in tiles or timber stripes, use the wooden end of the screw driver to knock on the floor. Good - if the sound is sharp "tick". Hollow if it sounds "tock"

    For a high property price that we pay, it is best to be firmed and push for a good job done. If you guys have read in Feb, one condo residence took them to court and they settled out of court for poor workmanship.

    Anyway, I managed to push through all the defects and got them done up in 1 week. Holding back longer on your inspection to feedback may end up disputing whether the cause of defects are from your own contractors.

  24. SR thanks for sharing your findings, you are right for the $ we are paying we deserve better quality work, I wonder any QC at all upon completion! we face similar disappointment.
    One small suggestion earleir mentioned of door and window glass...mmmh look for poor sealing job !!! I found a small hole at the corner BW and others :( CD

    I remember you pointed out a tick layer of dirt/dust that is sitting on top of the mirror cabinet in the master bedroom toilet, I listed that as a defect :-))

    Oh yes DIY. You save $600+. Its not that difficult, just got to go through slowly. When your eyes are tired, you will see everything seems to be the same. Take a break and continue later. Try switching roles with your family members during inspections. Do the inspections again the following day and you will probably see more defects. It will be best to perform one more inspection on a rainy day to check for rain water that may sip in when windows or doors or shut. (Anyway if you have missed out any, you got a year to report your defects.

  29. I would go for a best possible thorough inspections myself. Especially for the major concern/ defects its best before you start anything else. My tots are once you have the contractor move in...well there is always a possibility of dispute or inconvience later. Sure its tiring to do the inspections but its my home ;) may be a chance to get the family busy. Just inspect, inspect again and again inspect. Have fun! CD

  31. My worry is that, while correcting the defects CDL might leave behind more defects. In the process of changing one scratched tile, they might scratch 4 other tiles in the process... that would be frustrating. What do we do then?

    My unit got unleveled floor tiles and skirting.
    But what to do as these defects? Do you think CDL will hacke and replace it? Maybe, but may need more time to rectify. For me i will list out as defect only at one portion that is too rough(4 pcs tiles). If CDL hold my renovation permit due to these 4 pcs tile can't rectify ASAP. Then i will tell them off! i close my eyes!

    Only if the crack is very severe and deep in, then they may replace but they will tell you that there may be a difference in color for replacement.
    However, the defects you mentioned, the contractor, Hyundai will do buffing and polishing. So no hacking is required. They did quite a good job. Even my rough doors are now smoother than my face. Haaahaaaa!
    After you fax over the defect list to CDL, the rep will call you to hand over the key to them and at the same time meet up with Hyundai Supervisor. Just keep calling them and haunt them that you need to move in asap ; got no place to stay; your furnitures are due for delivery and voice your disatisfaction on their poor workmanship/quality. Ask them to help solve your problems or compensation.They will take it seriously and get it done in a week. Infact the Manager and rep have been calling me almost everyday to update me on the progress.
    When job is done, they will call you for a join inspection until you are satisfied. Your door/key cyclinder will be changed in your presence if you are comfortable after your sign off.
    Don't give up! Press On! Don't close your eyes! Hold up the Livian Spirit !
    (fyi... for hollowness in timber strips, they will inject glue into the strips. Henceforth there is also no hacking).
    I have got All my list of defects done up. Altogether it surpassed 200+ areas identified with stickers.

  37. Livia is NGNBN ready but OpenNet is NOT so ready yet! When enter Livia postal code in OpenNet website, this is what I get:

    "Your premise is tentatively scheduled for installation after mid-2012. If you have yet to hear from us by end 2012, please be assured that you will still enjoy the free TP installation for the first 15m by taking up the fibre broadband services with your preferred retail service provider."

  38. When it said premise is tentatively scheduled for installation after mid 2012, does it mean that the wiring is not done up and OpenNet will be doing the trunking in the house later? In another word, you dont see any any Termination Box for the Optical Fibre Termination Point in the house at the moment?

  39. Livia condo is installed and wired with fibre optic cables alright. Every unit has a termination box for optical fiber termination point. Unfortunately, the ground cables installation by OpenNet to link Livia to the NGNBN network would only happen after mid 2012.

  40. at Livia_sg yahoo group... they are collecting enough number of interested parties (without commitment) for the open net. with the purpose of pushing the date earlier via IDA as currently Livia queue for this link is way behind the 95% of other sites. :(

  41. I'm not sure if anyone has brought up this subject. For those who bought the Type D3 units, anyone demanding CDL to put up full length grilles beside the entrances of Type D1b? Anyone could climb over the current grilles and break into Type D3 easily and safely !! This design speaks volume for the architecture who designed these apartments.

  43. Livia is OpenNet ready and all apartments are installed with OpenNet termination point. However, the fibre optic network infrastructure in the area is still being installed so there is no Opennet service yet!
